Why should I use a mortgage adviser?

Simply put, we have the experience and expertise to help you navigate the 1000s of products available, and feel confident in what is likely to be the biggest purchase you'll ever make.

My bank can help me with my mortgage, and they won’t charge me an advice fee.

Your bank can indeed help you to navigate your way through the mortgage process, helping you select the best fit for you from their own range of products.  We, as advisers, source from 1000s of products from a range of lenders, giving you, the borrower, a wider illustration of the mortgage market and the products available.

How much can I borrow?

Each lender calculates what you could borrow differently, as an example lets look at the case of Alex and Isobel, first time buyers, looking to purchase a property at £360,000 with a 10% deposit, meaning they need to borrow £324,000. As they are young, they can obtain a 40 year mortgage term

Based on their joint income and committed expenditure 15 lenders returned a positive indication, with indicative loan amounts ranging from £315,469 to £356,250 – a £40,781 difference.¹

How do I decide which lender to go with?

Once we come up with our ‘shopping list’ of lenders we’ll look more in depth at the products they have to offer, as with loan amounts, the interest rates can vary, in this instance a fixed rate varies from 4.7% to 8.94%.²  We’ll make our recommendation based on overall costs, what you are comfortable paying per month and the lender best suited to your individual circumstances.

What happens next?

Once you’ve made your decision and we’ve obtained a decision in principle for you, we’ll complete and submit the application for you, keep you updated every step of the way, and follow through with the lender, solicitors, and surveyors.  We can also help with your home insurance and any life cover needs.  This means you can sit back and relax, we’re here to do the worrying for you.
